Our client, an innovative and progressive single family new home builder has animmediate need for an Estimator. Key responsibilities include producing accurate, thorough take-offs and budgets, purchasing materials and hiring trade contractors - all while keeping costs and meeting quality standards.

Responsibilities:
*
Estimate and cost all plans. Compile accurate quantity take offs. Establish and monitor budgets for all construction phases. Compute gross margin estimates. Help identify cost saving techniques, materials, and procedures.

Research and eliminate all material, trade contractor, and back office-related variances. Monitor and communicate any hard-cost changes due to cost increases and quantity changes to director of purchasing, estimating, and design.
*
Interface with architect and engineering consultants on product development.
*
Establish and maintain a product database. Provide sales department with pricing and technical support.
*
Help prepare lot programming analysis reports for all current and future subdivisions.
*
Issue thorough, accurate purchase orders and work orders within allotted time frames.
*
Perform cost comparison and analysis as requested. Update cost information in price file.
*
Monitor plan changes. Estimate prices of all changes and provide written descriptions of change orders.
*
Recruit and maintain relationships with quality, reliable trade contractors, vendors, and suppliers. Supervise preparation of bid packages. Troubleshoot problems with trade contractors and suppliers.
*
Inspect homes under construction to make sure estimates are accurate.
Required Skills:
*
Project size estimating experience: $300,000-750,000.
*
Business equipment and computer applications: spreadsheets, databases, estimating software, purchasing software, basic computer programming knowledge.
*
Generate estimates through software and manual takeoffs, maintain customer database, submit tenders to sub-trades and compile quotations for approval, review variance orders from field staff and issue corresponding P.O.'s to sub-trades, request pricing info from sub-trades to complete price requests.
*
Ability to read architectural drawings, general knowledge in building construction process with respect to residential construction, thorough experience in estimating & tendering process, general understanding of installation process and millwork processes, general comprehension of material costs and quantities, general mathematic skills.
