1 Responsible for managing and leasing residential and commercial real estate assets under the control of Boulia Enterprise Real Estate and Development, Inc

••••• Provides detailed telephone presentation to prospects with the purpose f setting an appointment to show the property.

••••• Negotiate leases and coordinate lease and other document preparation
••••• Verbally go over lease, community rules with all new residents
••••• Prepares daily move in paperwork and tests and distributes keys
••••• Assist new tenants with move-in inspection and any other tasks

••••• Once job/contract is awarded, make sure all necessary paperwork/contract is in order, signed with copy placed in file. Be sure scope on contract matches scope bid on in original bid solicitation. Alert president of any verbiage in contract that might possibly be of concern to company.

••••• Identify and negotiate subcontracts with trade associates.
••••• Communicate the plan and sequence of activities to all subcontractors and material suppliers to effectively implement goals utilizing work orders
••••• Resolve the day-to-day problems on the jobsite. Use foresight to predict problems before they develop.
••••• Obtain clarifications on job specifications from engineer and/or owner if needed.
••••• Estimate, prepare and track change orders as necessary.
••••• Track and ensure that draws (if any) are processed on time. Assist person responsible for invoicing such draws as needed.
